Here at White Birch, we get a lot of questions from potential purchasers about the neighbourhood, builder mortgages, water quality, covenants, and schools, just to name a few!

 

Can I use the builder/contractor of my choice?

Of course! You may use whomever you wish to build your home. Need a recommendation? We have plenty to offer!

 

Where will my children go to school?

Children K-5 attending the new Riverview East School, 6-8 attend Riverview Middle School, and 9-12 attend Riverview High School. For more information, check out Anglophone East School District's website. *** UPDATED APRIL 29th, 2023

 

What utilities are available?

Currently, the only elective utility not available is natural gas. We’ve got all the regular utilities one can expect in any subdivision for cable, internet, and phone, including Bell FibreOp. By the time the lots are available for sale, NB Power has installed the poles and often have most of the wiring completed.

 

What about water and sewer?

As we are outside of town/city limits, you will require a well and septic system on your lot. Wells have averaged between 70 feet deep and 150 feet in Phase 10-12 with the majority of the wells being around 100 feet.

 

Do I need a real estate agent to make an offer and purchase a lot?

Buying a building lot is much less complex than buying a home, there’s no building inspection to be done, no proof of insurance, movers, utilities to schedule, final inspections, or keys to hand over. If you are buying a home, then absolutely it is best to use a real estate agent. However, if using a real estate agent if it makes you more comfortable with the process, we certainly welcome you to do so!

 

What can I expect when purchasing a building lot?

When buying a lot, it’s a pretty straight forward process. Once you make an offer on a lot of your choice and it is accepted, we will sign a basic Purchase & Sale Agreement, collect the deposit, and from there the paperwork goes to the lawyer of your choosing. Your lawyer will prepare all the legal documents needed, prorate any property taxes there might be, and collect your payment.
